Student accommodation cleaning is the process of deep cleaning, inspecting, and resetting thousands of student bedrooms and communal areas between academic years. The summer turnover window is typically 6 to 12 weeks between June and September. Every room must pass inspection before the next cohort of students arrives.

For universities and PBSA operators, this is one of the highest-pressure operational challenges of the year. The rooms need to be done on time, to a consistent standard, across dozens of buildings. There is no second chance.

The core service. Full deep clean of every bedroom, bathroom, kitchen, and communal area between the end of one academic year and the start of the next. 250 to 400+ rooms per day using the F1 Pit Crew method. We bring the full team, live on-site, and work 6am to 10pm (or 24/7 when needed).

Year-round

Term-time communal cleaning

Ongoing cleaning of communal kitchens, bathrooms, corridors, laundry rooms, and shared living spaces during the academic year. Scheduled frequencies agreed with your accommodation team: daily, twice weekly, or weekly depending on building type and occupancy.

Seasonal

Summer conference cleaning

Many universities use accommodation for conference delegates during summer. This requires hotel-standard room resets between guest stays, often with 24 to 48-hour turnarounds. We slot conference cleans into the summer schedule without disrupting the main turnover programme.

Specialist

Carpet and floor care

Hot water extraction, stain removal, deodorising for carpeted rooms. Hard floor stripping, sealing, and buffing for communal corridors and kitchens. Available as part of the turnover programme or as a standalone deep clean at any time of year.

PBSA operators (Unite Students, Student Roost, Greystar, Mezzino, and others) manage large national portfolios. They need a contractor who can deliver consistent quality across multiple sites, on tight commercial timelines, with clear reporting.

How many rooms can you clean per day?

Our standard capacity is 250 to 300 rooms per day for deep cleans. For larger sites with good building access, we regularly exceed 400 rooms per day. This scales with the number of operatives deployed, which we plan in advance based on your room count and timeline.

Do you use agency or subcontracted staff?

No. Every person on your site is directly employed and trained by us. This is a non-negotiable principle. We maintain a pool of 100+ trained summer operatives with an additional 90 backup staff, so we never need to rely on agencies.

What happens if you fall behind schedule?

Because our teams live on-site and work as one consolidated unit, we can redeploy staff between buildings within hours. We track room-by-room progress on a grid updated every two hours, so we spot problems early. Our management team reviews pace against target at midday every day.

How do you handle short-notice changes?

We have scaled from 250 to 300+ rooms at a single site with less than 24 hours' notice. At another university, we absorbed an additional 550 rooms when the previous contractor failed mid-contract. The on-site living model gives us the flexibility to respond to changes fast.

What cleaning products do you use?

We never use bleach. We prefer traditional methods: soap and water with correct fibre cloths rather than spray chemicals. Where specialist products are needed (oven decarbonisation, bathroom descaling), we use eco-friendly products with full COSHH documentation. All equipment is colour-coded by zone to prevent cross-contamination.

How do you price your services?

We price per room or per area, not per hour. Hourly billing incentivises slow work. Per-room pricing incentivises us to be efficient and to complete rooms to standard as quickly as possible. All materials, equipment, and chemicals are included.
